Multi-family & property management

Apartment & property
management pest control.

WebLock treats apartment buildings, townhomes and multi-family properties across Bucks County and Northeast Philadelphia, for owners and for the managers who run the buildings. In attached housing the job is different: German cockroaches, bed bugs and mice travel between units through shared walls and utility penetrations, so the building — not the unit — is the real treatment area. Inspections are free.

Why multi-unit buildings are a different job

A single-family home has a boundary. An apartment building doesn't. Every shared wall, plumbing chase, electrical penetration and drop ceiling is a corridor, and pests use all of them. That changes three things:

  • Treating one unit rarely holds. If the neighbouring unit is untreated, German roaches typically re-appear within a few months from next door. The same is true of bed bugs across a shared wall.
  • Sanitation varies unit to unit. One unit with heavy harbourage can keep an entire floor supplied, no matter how clean the units either side of it are.
  • Common areas matter as much as units. Trash rooms, laundry, basements, mechanical rooms and shared entries are where rodent pressure and roach harbourage usually originate.

How we work a building

  1. Walk the property, not just the complaint. Reported units, the units above/below and either side, plus common areas, trash handling and the exterior perimeter.
  2. Map the spread. Complaint history plus what we find on inspection usually shows the direction pests are travelling and which unit is the source.
  3. Treat the affected block together. Source unit and adjacent units on the same visit wherever access allows, so there's nowhere to retreat to.
  4. Close the corridors. Sealing utility penetrations, plumbing chases and gaps around pipework is what stops the next migration between units.
  5. Written record per visit. What was found, which units were treated, what was applied and what needs follow-up — so you have documentation for owners and residents.

The three pests that drive most multi-family calls

What property managers get

A written record

Per-visit notes on units treated, findings and products used.

One point of contact

You deal with the person doing the work, not a call centre.

Scheduling that fits access

Units grouped so residents get one notice, not five.

Recurring schedules are available. Terms depend on the property, so we quote after walking it rather than publishing a rate card that wouldn't fit your building.

Common questions

Do you treat apartment buildings and multi-family properties?

Yes. We take apartment, townhome and multi-family work alongside our residential accounts, including buildings managed on behalf of an owner. We don't take general commercial accounts like restaurants, offices or retail.

Why can't you just treat the one unit with the problem?

You can, and sometimes that's the right call — but in an attached building the pest usually came from somewhere else. German cockroaches and bed bugs move between units through shared walls, plumbing chases and utility penetrations. Treating one unit while the neighbouring unit goes untreated tends to buy a few months, not a fix.

Which pests cause the most trouble in multi-unit buildings?

German cockroaches, bed bugs and mice, in that order. All three exploit the same thing: continuous voids and penetrations that let them travel between units without ever going outside.

Do residents need to be home?

For interior work in an occupied unit, yes — someone has to let us in. Exterior perimeter work, common areas, trash rooms and basements don't require unit access.

What do you need from the property manager?

Access, and an honest picture of which units have reported what. Complaint history is the single most useful thing a manager can hand us, because it usually shows the pattern of spread before an inspection does.

What does it cost?

It depends on the building — unit count, which pest, how many units are involved, and whether common areas need service. The inspection is free and you get the price before any work starts. Call 445-900-4999 and we'll walk the property.

Where we work

We cover 31 towns across Bucks County and Northeast Philadelphia. Multi-family density is heaviest along the Street Road and Bristol Pike corridors in Bensalem, in the older attached housing around Levittown, and throughout the rowhome blocks of Mayfair and Rhawnhurst. See the full service area →
